A brand new apartment development in Australia’s most exclusive suburb and a luxurious penthouse by the sea have Sydney’s downsizers excited.

A brand new development in Australia’s most exclusive suburb and a luxurious penthouse by the sea have Sydney’s downsizers excited.

First, the 15 grand residences at a new development called Piper at 2A Wunulla Rd, Point Piper, are attracting the interest of buyers from Bellevue Hill, Vaucluse, Rose Bay and Point Piper itself.

There’s much anticipation ahead of the first private appointments for the display suite, which start on March 12, with the VIP launch day two weeks later.

Ben Stewart, of CBRE, isn’t surprised by the buyer enthusiasm.

“It’s just the uniqueness of it,” he said.

“There hasn’t been anything built for decades in Point Piper, it’s such a tightly held suburb.

“There’s interest from expats and a number of buyer’s agents acting for their clients.

“And also from the Mosman and Balmoral area.

“When you get something brand new, an oversized apartment in the most exclusive suburb in Australia, you’re going to get some strong interest.”

Piper is being developed by Fortis Property Group in conjunction with Dare Property Group.

Both Fortis director Charles Mellick and Dare director Danny Avidan reside in Point Piper.

As Stewart says: “They both live there so have a deep understanding of the market there. It’s a legacy development for them, something they’ll have to drive past every day, and they’ve assembled a great team with the architects and interior designers.”

Council records indicate Luigi Rosselli has been involved with the project, with MIM Design doing the interiors and Dangar Barin Smith the landscaping.

Mellick says he’s thrilled about the project, which is being built on a 2400sq m block with 1500sq m of landscaped area.

“Rarely do you get a site of this size in Point Piper … it’s rare as hen’s teeth,” Mellick said.

“It’s a really exciting project for us to be involved in.”

Most of the house-like apartments will face due north, with some facing north-easterly.

“Some will have harbour views, but the ones that don’t look over beautiful cascading gardens in the centre courtyard,” Mellick said.

Some will come with private pools.

Piper has two-bedroom apartments, 140-160sq m internal plus private courtyards, priced from $4.5m, and three-bedroom apartments, 160-200sq m internal, from $7m.

Each of these are built over four levels.

There are also two whole-floor four-bedroom, four-bathroom penthouses with double garages (260sq m internal, 288sq m including terraces) priced at $12m.

Completion is expected in the first quarter of 2024.

If you’re keen on a top-quality apartment on the coast, look no further than the Kalypso penthouse in Tamarama.

The three-bedroom, three-bathroom 250sq m apartment with two car spaces has a $16m price guide in an expressions of interest campaign that closes on March 11.

And you won’t have long to move in, as the Kalypso block of just 11 will be complete in September.

Developed by Dare Property with design by MHNDU, it offers magnificent views of the coastline from Bondi in the north-east to Tamarama and Bronte in the south and has been beautifully appointed.

Stewart says there’s strong interest from buyers in the beach suburbs, but also across the east.

The other apartments in Kalypso all sold soon after their release a year ago.

Kalypso’s facade has been designed to mirror the stunning cliffs nearby and the kitchens feature elegant Bianco Lana marble benchtops and light timber joinery with integrated Wolf and Sub-Zero appliances.

The one-bedroom units were priced at just under $2m, the two bedders sold for between $3.5m and $4.5m and the three-bedders went for between $7m and $12m.

With the apartments nearing completion, Stewart is planning to take potential buyers up in a scissor lift at the Fletcher St site to take in the amazing view.

“Once the weather clears,” he laughed.

Fortis will also launch 1 Mona Rd, Darling Point, in coming weeks, which consists of 24 luxury apartments with views over the CBD and some with water views.
